<br />Beginning at the intersection of the Forth line of Block two (2) of the recorded
<br />plat of Frost's Vaods and the 1Q-w water mark of the shore line of Lake Vonona; thence
<br />1. 62 degrees 38 minutes F three hundred forty —one and seven tenths (341.7) feet to the
<br />P:ortheast corner of said Lot seven (7), Block two (2); thence Ii 13 degrees 07 minutes
<br />W one hundred forty (140 feet; thence S 55 degrees 3C ninutes 77 four hundred ten and
<br />six tenths (410.6) feet to an iron stake and along the sar.:e course to low water mark
<br />on the shore of Lake Monona and fror., the last mentioned iron stake S 52 degrees 35

<br />Provided, however, that this agreev:ent an! the said deed of con,ea•uAce shall
<br />be subject to the reservations anK restrictions hereinafter stated., which said
<br />reservations and restrictions are to be construe as covenants running with the lard,
<br />to writ:
<br />1. none of said lots shall be conveyed to, used, owned, nor occupied by
<br />negroes as mmer o�6 tenant.
<br />•2. For a period of tzventy —five years from December 26, 1930, first party shall
<br />have the right to require plans for the exterior design of any building or structure
<br />to be erected upon any lot in said plat to be first submitted to and approved by an
<br />expert acceptable to the Frost Moods Company.
<br />3. That for said period of twenty —five years no building on any lot in said
<br />xlat shall be used for other than residence purposes without written consent of the
<br />Frost Woods Company.
<br />4. That for said period of twenty —five years no building previously erected
<br />elsewhere shall be moved upon any lot in said plat,
<br />5. That for sa'_d period of twenty —fi-ve years no more than one dwelling house
<br />shall be constructed on any lot in said plat without written consent of the Frost
<br />Woods Company; however, the Frost Woods Company hereby gives its consent to the
<br />division of this tract into two (Z) building sites, each having 70 feet frontage on
<br />the road and 474 -feet frontage each on the lane.
<br />6. Durin; said twenty —five year period it is agreed that no barn or outhouse
<br />or garage shall be constructed upon said plat or an;r lot in the plat without written
<br />consent of the Frost Woods Company as to its necessity and location.
<br />7. That the dwelling house to be erected upon said lot shall be erected upon
<br />a site not less than 20 feet from road line, and not less than 100 feet from the lake.
