It is apparent that the subject .91 acres land parcel, described <br />in D672/223, Dane County Registry, was properly created as a separate legal entity <br />prior to the applicable effective date of the Dane County Land Division Regulations, <br />and prior to the effective date of A-1 Agriculture (Exclusive) Zoning in the Town of <br />Christiana. Accordingly, this .91 acres parcel can be separately conveyed, at this <br />time, without a Dane County certified survey map approval, and without a change <br />in zoning classification, pursuant to S.10.16(3)(a), Dane County Code of Ordinances. <br />Subsequently, #061234288750 was properly merged with #061234288506 as a <br />transfer of lands between contiguous ownerships, pursuant to S.236.45(2)(a)3., <br />Wisconsin Statutes. <br />Any division of this merged 1.66 acres land parcel will now require a change in <br />zoning classification, together with a Dane County certified survey map approval. <br />The issue of building setback is the responsibility of the Dane County Zoning <br />Division. <br />Norbert Seri. ner, Land ) ivision eview <br />cc: Jack W.
