For the purpose of determining minimum square foo~ requirements as set forth <br />above, same shall include all finished areas includimg closets, bathrooms and <br />stair openings, but st)all exclude open or screened I porches, decks, attached <br />garages, and basements (even if finished for recreatiqnal or living use, except in <br />the case of raised ranches). <br /> <br />c. The minimum square foot floor requirements may be ~aived by the Architectural <br />Control Committee, in its sole and unlimited discreti~, as it deems necessary <br />and proper, in the event that the proposed architectur~ of the structure is such as <br />to present a pleasing appearance compatible with othfw structures within the plat <br />or as necessary to comply with any purchase price mquirements of the City of <br />Verona's Inclusionary Zoning ordinance. <br /> <br />D. Each single family residential structure shall not I have less than two (2) <br />automobile garage stalls which shall be located withi~ an attached or basement <br />garage. <br /> <br />IV. General Driveway and Landscaping Requirements <br />A. All driveways shall be poured concrete. <br /> <br />B. All front and side yards and terrace areas, except t~ee, shrub and flower bed <br />areas, shall be sodded (unless an in ground irrigat~on system is installed, in <br />which case same may be seeded); and all rear y~ds, except tree, shrub or <br />flower bed areas, shall be seeded or sodded, except tf,at the owner( s) of any lot <br />may have a family fruit and/or vegetable garden within ~he rear yard provided that <br />same does not exceed ten (10) percent of the totallo~ize, is a minimum of ten <br />(10') from adjacent properties and same is mainta. in a dean and orderly <br />condition.
