An existing structure houses a <br />number of commercial and retail facilities. These services range from a single office <br />storefront, neighborhood restaurant to an Open Pantry with gas pumps. The current <br />facilities are served by a curb cut at the signalized intersection of Rimrock Road and <br />Moreland Road as well as a curb cut onto Lake George Road. <br /> <br />Prooosed CUP: <br />Drive-in establishment in the C- 2 Commercial District 10.14(2) (c). <br /> <br />The proposed use is to replace the existing building and parking with a new two-story <br />structure. The new building would continue to provide a mix of commercial tenants. The <br />ground floor would continue to be the address for the Open Pantry operation with a <br />relocated fueling facility. The new building would also increase neighborhood retail <br />opportunities and the possibility of incorporating a restaurant. In addition to dispensing <br />fuel the redevelopment would provide a drive-up window serving the Open Pantry. <br /> <br />The upper floor would be developed as office use. <br /> <br />All facilities would be served by an expanded parking lot and incorporation of below <br />grade parking under the new building. <br /> <br />Being part of the Novation Campus the property would benefit from the improved Lake <br />George Road and newly created Novation Parkway. <br /> <br />In summary the upgraded property is being redeveloped with a combination of the <br />existing use and an expansion of office use. <br />
