The Census data was collected from Block Group <br />1 of Census Tract 15.02, which is the area bordered by <br />USH 14, the Beltline and Rimrock Road. <br /> <br />YEAR HOUSING WAS BUILT <br /> <br />As indicated in the review of the historical aerial <br />photographs, three quarters of the neighborhood's housing <br />stock was constructed in the 1970s and 1980s, consisting <br />primarily of the multi-family units on Deer Valley Road <br />and Pheasant Ridge Trail. Although some propert} <br />owners improved their homes during this time, no homes <br />have been constructed in the neighborhood since 1990. <br /> <br />BALANCE OF. OWNER AND RENTER HOUSING <br /> <br />The Southdale Neighborhood overwhelmingly consists <br />of renters. Nearly 90 percent of Southdale residents rent <br />their home, compared to 33 percent of Dane County <br />residents rent their home. The owner-occupied housing in <br />the Southdale Neighborhood includes the condominiums <br />on Ski Lane and most of the homes on Clausen Street and <br />Maloney Drive. <br /> <br />Both ownership and rental patterns offer opportunities <br />and challenges for the neighborhood. Monthly rents <br />are typically more affordable than mortgage payments. <br />Homeowners typically stay within their homes longer than <br />renters, offering stability and long-term investment for <br />the neighborhood. The Fitchburg Plan Commission has <br />indicated the goal of achieving a more even balance of <br />renters and homeowners. <br /> <br />HOUSING FORMATS <br /> <br />In 2000, there were 681 housing units. Single-family <br />detached homes and duplexes, largely located on Clausen <br />Street and Maloney Drive, make up less than ten percent <br />of the neighborhood housing units. Multi-family units <br />(both rental and ownership) make up the balance, with <br />over half of the neighborhood housing within structures <br />that consist of 5-19 units each. <br /> <br />SOUTHDALE NEIGHBORHOOD PLAN_ <br />
