<br />EXISTING TOPOGRAPHY AND <br />NATURAL FEATURES <br /> <br />The neighborhood topography is important to understand <br />as it has helped to limit north-south roadway connections. <br />The topography also has helped establish the current <br />pattern of land use. <br /> <br />The topography of the neighborhood varies significantly. <br />Areas along Rimrock Road are relatively flat in comparison <br />to areas of the neighborhood further west. Commercial <br />lands fronting the Beltline Frontage are perched atop a hill <br />with a significant slope transitioning to the residential areas <br />and Southdale Park to the south. The trail connection in <br />this area is challenged by a series of switchbacks. <br /> <br />A similar transition occurs at the rear of the large single <br />family residential lots which front Oregon Road/CTH <br />MM. The single family lots to the east along Clausen Road <br />are significantly higher than those along Oregon Road/ <br />CTH M.iVI. The remaining portions of the neighborhood <br />along Ski Lane, Deer Valley and Pheasant Ridge Trail are <br />relatively flat. <br /> <br />The area currently under development as part of the <br />Novation Campus and extending south to the area near <br />Lake George Road was used for licensed and unlicensed <br />landfills. Construction debris and fly ash were hauled into <br />these landfills. The 'W.'isconsin Department of Natural <br />Resources (WDNR) has indicated that capping these <br />landfills will be required. <br /> <br />Landfill areas containing fly ash must be capped utilizing <br />one of three methods: buried under parking lots, buried <br />under buildings, or capped with an impermeable clay liner. <br />For this reason, stormwater infiltration will not be possible <br />on lands which contain fly ash. <br /> <br />Two man-made retention basins have been identified <br />within the neighborhood. The first is located west of the <br />intersection of Rimrock Road and 1.-'loorland Road. The <br />second, known as Lake George, was created sometime <br />in the 1960s as a stormwater management basin. Due <br />to the nature of how and why these basins were created, <br />'W'DNR has indicated that these areas can be enhanced and <br />continue to serve as stormwater management areas. <br /> <br />-m <br /> <br />EXISTING STORMWATER SYSTEM <br /> <br />Because of the neighborhood's topography, stormwater <br />drains from the neighborhood in t:\.Vo separate directions. <br />The dividing line is a north-south ridgeline located just east <br />of the existing railroad, continuing just south of Maloney <br />Drive, where it turns east, intersecting with Rimrock Road. <br /> <br />Surface run-off in the corridor to the west of this ridgeline <br />(referred to as Area I) flows in a southwestern direction <br />toward USH 14. Area I can be further divided by a minor <br />ridgeline resulting from fill along the existing rail corridor. <br />This barrier further defines sub-watersheds Area LA and <br />Area IB, located to the east and west of the rail corridor, <br />respectively. Surface run-off in Area IA flows south from <br />a high point located along the northern boundary and <br />continues to a drainage swale located along USH 14. <br /> <br />Area IB follows a similar pattern toward USH 14, where <br />it is collected and conveyed through a drainage swale, <br />eventually discharging into the natural system as part of the <br />Nine Springs E-,\\'ay. <br /> <br />The eastern corridor (referred to as Area II) has a general <br />flow direction from west to east. i\Iuch like Area I, this <br />drainage corridor can be broken down further by a minor <br />ridgeline in the northeastern portion of the neighborhood. <br />This ridgeline divides Area II into a southern (Area IIA) <br />and northern (Area lIB) sub-watershed. A majority of the <br />surface run-off in Area IIA flows from the major ridgeline <br />and is detained in the existing stormwater pond adjacent to <br />Rimrock Road. The remaining volume of run-off, along <br />with overflow from the existing basin is carried north <br />through a drainage swale where it is taken to wetlands <br />located north of the Beleline. <br /> <br />Stormwater in Area lIB has an eastern flow and is handled <br />through a management net:\.Vork similar to Area 11.,\. An <br />existing pond near the center of this area detains a majority <br />of run-off, prior to releasing it to a drainage swale and <br />carrying it to the off-site management system located along <br />the east frontage of Rimrock Road. <br /> <br />SOUTH DALE NEIGHBORHOOD PLAN_ <br />
