<br />HIGHWAY BUSINESS DISTRICT <br /> <br />LOCATION <br />The Highway Business District is in the northeast <br />corner of the neighborhood. This district is located at <br />an important Beltline interchange. It is well-served by <br />highways and regional roads, but largely disconnected from <br />the rest of the neighborhood. The district's attributes <br />make it a strong location for highway-oriented land uses. <br /> <br />Large portions of this district were recently developed, <br />so they are not likely to be redeveloped in the short term. <br />These land use and design standards provide guidance for <br />interim changes and eventual redevelopment. <br /> <br />COMPONENTS <br />Current uses are auto dealerships and light industrial. <br />Appropriate long-term land use recommendations include <br />highway-oriented commercial, office and light industrial. <br /> <br />DISTRICT CHARACTER <br />The Highway Business District should include 1-to-4 story <br />buildings adjacent to the existing Beltline, East Badger and <br />Rimrock Road roadway frontage. The number of 1 story <br />buildings should be carefully limited. <br /> <br />Although these uses are auto-oriented, design standards <br />should consider scale and pedestrian amenities, specifically <br />where these parcels face residential components of the <br />neighborhood. <br /> <br />Because these sites are predominantly surface parking, <br />architecture and open space should be integrated in <br />patterns that break up long expanses of parking and <br />loading. Since a majority of these sites will remain as <br />impervious surfaces, use of green building practices and <br />sustainable stormwater management techniques, such as <br />green roofs and permeable pavers, are encouraged (see <br />Appendix C). <br /> <br />Vehicular circulation through the East Badger Road/ <br />Rimrock Road intersection and into the'district should be <br />clear and safe.
