<br />NEIGHBORHOOD-SUPPORTIVE RETAIL <br /> <br />All land use districts allow retail uses in some form. The <br />Urban l\fixed Cse TOD District, the Urban Residential <br />TOD District, the l'rban Residential District and the <br />Commercial-Employment District specifically support <br />neighborhood-supporting retail uses. <br /> <br />[n neighborhood planning meetings, residents \vere asked <br />to identify \\.'hjch specific retail uses are most in need in the <br />Southdale Neighborhood. The residents created a list of <br />rerail uses that could be stand-alone or incorporated into a <br />mixed use deyelopment. <br /> <br />The listed uses reflect the desires of current neighborhood <br />residents. \'\11ile the market demand for these uses in the <br />Southdale and adjacent neighborhoods is unknown. the <br />absence of these uses inrucates that the local market mav <br />not be able to currently support them. As rede\-elopment <br />occurs and the character of the neighborhood's <br />commercial areas improves, these uses may be appropriate. <br /> <br />Desired neighborhood-supporting retail uses, as ranked by <br />neighborhood residents: <br />Farmers' market: easily accessible; highly visible; <br />mobile; f1exjble; adjacent to open space (e.g. <br />Lake George area); areas for seating and shelter; <br />could haye mutually beneficial relationship \\"1th <br />retail such as restaurants w'here people can get <br />somethjng to drink and \valk through the market. <br />Sit-down restaurant: not fast food; mom & pop <br />place serving American fare; affordable; family <br />restaurant; relaxed, not rushed. <br />Grocery store: local and personal; small market <br />size; affordable; fresh food; locally grown; <br />different and local serving. <br />Day care center <br />· General store: a variety of daily needs such as <br />gloves, scre'-vs, plumbing supplies, pans, etc. <br />II Cafe/coffee <br />Repair services: electronics such as D\ U players <br />and computers <br />· Deli/bakery <br />· i\'lusic/ dance/ exercise sturuo: place to exercise, <br />relax and workout; could be holistic in nature. <br />Urgent care or emergency medical office <br />Trade/ technical school <br />Motel/hotel use: A motel/hotel may support <br />office/ retail uses and provide jobs, but the <br />building scale should fit the neighborhood. <br /> <br />-1m <br /> <br />Retail uses char are less desirable for Southcble <br />I\eighborhood or \\-ere alread:- offered and no more were <br />desired: <br /> <br />Antique store <br />Bank/ credit union <br />Commercial parking lots <br />Fast food restaurant <br />Flea market <br />II Funeral home or mortuarv <br />Liquor store <br />Mini storage warehouse <br />Vehicle sales/ service/ repair <br /> <br />The commercial areas of the neighborhood should be <br />active, e'ren after quitting time for the office components <br />of Nm-ation Campus. !\eighborhood retail should be <br />mixed to encourage ,lCtl\-iry during c\-ening and \veekends, <br />without conflicting "ith the neighborhood's residential <br />areas. <br /> <br />SOUTHDALE NEIGHBORHOOD PLAN_ <br />
