<br /> <br />Dane County Zoning Division <br />City-County Building <br />210 Martin Luther King,]r., Blvd., Room 116 <br />Madison Wisconsin 53703 <br />(608) 266-4266/266-9083 Fax (608) 267-1540 <br /> <br />DANE COUNTY <br />CONDITIONAL USE PERMIT #2076 <br /> <br />THE ZONING AND LAND REGULATION COMMITTEE OF THE DANE COUNTY <br />BOARD PURSUANT TO SECTION 10.255(2) OF THE DANE COUNTY CODE OF <br />ORDINANCES DOES HEREBY: <br /> <br />GRANT Conditional Use Permit #2076 for a Drive-in Gas Station and Drive-throuah <br />service window and residential structures within the C-1 Commercial Zonina District <br />subject to any conditions contained herein. <br /> <br />EFFECTIVE DATE OF PERMIT: August 26,2008 <br /> <br />THE CONDITIONAL USE SHALL BE LOCATED ON THE PROPERTY DESCRIBED AS <br />FOLLOWS: 2504 Rimrock Road, Madison, WI and Novation Campus Subdivision Plat <br /> <br />Parcel #0709-363-8821-0, Lot 1, CSM 10614, Town of Madison, Dane County, <br />Wisconsin <br /> <br />Conditions for Drive-in service: <br />1. The drive-through window shall be limited to coffee service only. Fast food or meals <br />shall be prohibited. <br />2. Exterior lighting shall be full-cutoff or direct-down lighting. The canopy lighting shall <br />be Beta Lighting 320-watt PSMH fixtures or equivelent. Parking lot lighting shall be <br />limited to 0.5 foot candles at the property line. <br />3. Loudspeakers or amplified sounds shall not exceed 25 dbA decibels at the property <br />line. <br />4. The parking area shall not be used for the outside storage of materials or goods. <br />5. The trash enclosure and rooftop mechanicals shall be screened from public view. <br /> <br />Conditions for residences in C-1 Commercial Zonina District: <br />1. The existing residences shall not be improved or expanded except for general <br />maintenance. <br />2.
