<br />Section 12, T07N, R10E, City of Madison, Dane County, Wisconsin.

<br />The intra-block drainage easement shall be graded with the construction of each
<br />principal structure in accordance with the approved storm water drainage -plan on file
<br />with the City Engineer and the Zoning Administrator, as amended in accordance with
<br />the Madison Generol Ordinances. Note: The approved Storm Water Drainage plan
<br />addresses the concerns identified in a storm water easement recorded in Document
<br />number 3037609.

<br />All lots within this plat are subject to a non-exclusive easement for drainage
<br />purposes ond shall be 0 minimum of 6 feet in width measured from the property line
<br />to the interior of each lot except thot the easement shall be 12 feet in width on the
<br />perimeter of the plot. Easements shall not be required on property lines shared with
<br />greenways or public streets.

<br />Lots 54 through 82 are zoned R-4 general residence district, specific development on
<br />any of these lots requires conditional use approval by the Plan Commission, Any
<br />development proposal on these lots requires the orientation of all attached garages
<br />towards the side lot line on the side elevation and (or) the use of shared driveways
<br />with the adjoining lot, unless exceptions are approved by the planning unit staff of
<br />the Deportment of Planning and Development.
