Variance Application Supplement <br />1924 Barber Drive - Town of Dunn <br />Due to special conditions which exist at 1924 Barber Drive, multiple variances are requested to <br />allow this lot to function as a single family residential use. <br />Existing Use <br />The lot was platted in 1905 and my best guess is that the existing house was built soon <br />thereafter. I am aware that the house has not been inhabited for over five years and the property <br />has been for sale for over three years. There are indications of a previous gravel driveway which <br />has not been maintained. The existing house is 6.9' from the eastern lot line in violation of <br />Section 10.05(7) and is 25.8' from the Ordinary High Water Mark (OHWM) of the adjacent <br />intermittent stream in violation of Section 11.03(2)(b). The Existing Site Plan is included in this <br />application. <br />Proposed Project <br />The proposed project includes the removal of the existing house and the construction of a <br />new house and driveway for our growing family. The Site Plan, Grading and Erosion Control <br />Plan, Floor Plans, and Elevation Drawings are included in this application. <br />Variance Requests <br />Due to the unique conditions of this existing R-3 lot, the following variances are requested: <br />1) Variance to allow home construction with existing actual lot width less than 100 feet; <br />2) Variance to allow home construction with existing actual lot area less than 15,000 <br />square feet; <br />3) Variance to allow home construction with proposed 40 foot setback from the <br />intermittent stream OHWM; <br />Question #1 — "Describe alternatives to your proposal such as other locations, designs and <br />construction techniques" <br />I have pursued multiple alternatives to eliminate and minimize the variance requests. In an <br />effort to convert the existing non -conforming lot into a conforming lot meeting the lot <br />width and area requirements, I have submitted the attached letter to the Town of Dunn to <br />determine if the adjacent Town owned lands are available for sale. The applicant is <br />requesting a response from the Town Board at the February 13`h Town Board meeting. <br />In an effort to minimize the intermittent stream OHWM setback variance, I have designed <br />the proposed house to meet our family needs and to minimize the house width. I have also <br />designed the house location to fit the lot and the surrounding neighborhood. Please note that <br />while the minimum side yard setback is 10 feet, the proposed house is located 12 feet from the <br />west lot line to allow for 18 feet of separation from the existing house located at 1926 Barber <br />Drive. The 12 foot distance between the proposed house and the property line also will allow the <br />width necessary for construction or emergency access to the lake yard. Also note that while the <br />calculated Lake Kegonsa OHWM average setback is 30.9', the proposed house structure is <br />located 42.5 feet from the OHWM. <br />
