This property included three separate farms as of 1981: <br /> • A 78.02-acre farm owned by Marie Prindiville; <br /> • A 39.26-acre farm owned by Annie Farrell, and; <br /> • A 39.31-acre farm owned by E.J. Farrell. <br /> Under the policies of the Town of Cross Plains/Dane County Comprehensive Plan, each farm would have the <br /> following development potential: <br /> • Marie Prindiville 1981 farm: No further residential development. In 1995, this property belonged to <br /> Robert and Joan Ellestad. That year, the Ellestads sold a strip of land to Linda and Dennis Bollig, but <br /> failed to record an approved certified survey map and a rezone petition to a district other than A- <br /> 1(exclusive), as required by the Dane County Land Division and Zoning Ordinances. To correct this, <br /> the current landowners would have to record a two-lot CSM and rezone both parcels to a zoning district <br /> with an appropriate minimum lot size. If these parcels were rezoned to the CO-1 (Conservancy) or A-4 <br /> (Small-Acreage Agriculture) districts, which do not permit residential use, this would free up two <br /> potential homesites under the town/county comprehensive plan policies. <br /> • Annie Farrell 1981 farm: One potential homesite. <br /> • E.J. Farrell 1981 farm: One potential homesite. <br /> The Town of Cross Plains has adopted a Transfer of Development Rights (TDR)program that may allow <br /> landowners to transfer potential homesites from one farm to another.
