BUILDING PERMIT REVIEW PROCESS <br /> Referrals may come from Dane County Zoning, a local building inspector or the property <br /> owner or his contractor <br /> Owner/contractor completes the Building Permit Review Application <br /> This information may already be in our files and we may be able to help them <br /> complete it. <br /> If there is any building addition or new building we will need a plot plan showing <br /> the existing building, the addition and/or new building and setbacks to the <br /> septic/pump/holding tanks, drainfield cells, well and lot lines. Again some of this <br /> information may already be in our files and they may be able to use/edit a plot <br /> plan from the file. <br /> If there is an increase in wastewater load (added bedroom or according to D.C. <br /> Ord. An addition of 25% or more of existing living area) they will need to <br /> complete and record a POWTS Agreement before we OK a zoning or building <br /> permit. Another option if there is an increase in wastewater load is to install a new <br /> POWTS. <br /> In the case above we must have valid soil information in our file. Valid means a <br /> soil test after July 1, 1976 with an on-site by this department verifying suitable <br /> soils. <br /> Note that soil tests in our file conducted before July 1, 1976 did not look at <br /> mottling as a limiting factor and are therefore not accepted. <br /> If there is no valid soil information in our file at least one soil boring will be <br /> required to be on-sited by this department to verify suitable soils. Be sure to <br /> advise the owner/contractor that if soils are NOT suitable an order will be issued <br /> to replace the existing failed POWTS. <br /> When all this is done and is OK we will forward a copy of the Building Permit <br /> Review Application with a cover letter to D.C. Zoning, the town, and the owner. <br /> A copy of the Building Permit Review Application, the plot plan, and the cover <br /> letter will be placed in the file. <br /> The Building Permit Review Application covers many different situations. Not <br /> all fields will have to be filled in for all situations. Be flexible and require the <br /> information to be completed that applies to the situation at hand. <br />
