The <br /> owner will continue raising cattle in the farm buildings. Once raised, they will be transferred to the diary operation on <br /> Lavina Road. The farm currently has a manure management plan on file with Dane County Land Conservation. <br /> Observations: The area consists primarily of Class II soils. No other sensitive environmental features observed. <br /> Town Plan: The Town Plan designates the property as an Agricultural Preservation Area. The separation of the <br /> farmhouse will count as a housing density unit for the original farm. If approved, 2 housing density unit will remain. <br /> Resource Protection Area: The proposal is outside the resource protection area. <br /> Department of Health: The property boundary should include the septic field. <br /> Staff Comments: The A-2(4) Zoning District requires a maximum building coverage of 10%. The proposal may be too <br /> small of a lot to accommodate the existing buildings. Staff suggests that additional land be added to the proposal to <br /> conform to the building coverage requirements. Staff has prepared suggested conditions to mitigate any potential <br /> nuisances regarding livestock on a small lot. <br /> Town Action: Approved with conditions. <br /> Staff Update: The proposed boundary has been revised to comply with the 10% building coverage requirement and <br /> have the septic system be included on the lot. <br /> 11/26 ZLR Action: <br /> Motion by Hendrick/Matano to recommend approval of zoning petition 10614 with conditions; motion carried, 2-0. <br /> YGP: 1-0. <br /> 1. A deed notice shall be placed on parcels 0908-154-9000-3, 0908-221-8500-8, 0908-221-801-2, and 0908-154-9500- <br /> 8 identifying that 2 housing density rights remain after zoning petition #10614 becomes effective. <br /> 2. A deed restriction shall be placed on the proposed lot prohibiting the addition of any new buildings on the property. <br /> Motion by Hendrick/ Matano to approve Conditional Use Permit 2251with the following 2 conditions and contingent <br /> upon zoning petition 10614 becoming effective; motion carried, 5-0.
