The southerly portion <br /> of the property is used as a pasture and the northern portion of the property is wooded. This wooded area contains <br /> slopes between 12% and 22% grade. Approximately 30% of the property consists of Class II soils. No structures exist <br /> on the property. <br /> TOWN PLAN: This property is within a Rural Residential area in the Town of Cottage Grove/Dane County <br /> Comprehensive Plan and within a Non-Farmland Preservation Area in the Dane County Farmland Preservation Plan. <br /> A-4 zoning is not appropriate within such areas under Chapter 91, Wisconsin Statutes. The petition should be <br /> amended to the A-2(8) zoning district. If necessary, deed restrictions to prohibit residential development should be <br /> recorded on the property. <br /> RESOURCE PROTECTION: The Town Plan identifies sensitive water features as part of their resource protection <br /> area. The Dane County Farmland Preservation Plan notes slopes over 20% grade as an area of resource protection. <br /> There are a few portions of the northwest corner of the property that have slopes exceeding 20% grade. <br /> STAFF: Staff suggests that the zoning be amended to A-2(8) to comply with farmland preservation policies. <br /> TOWN: Approved with no conditions. <br /> 2/25 ZLR Action: <br /> Motion by Matano/Hendrick to recommend approval with amendment; motion carried, 5-0. YGP: 2-0. <br /> 1. The zoning district shall be amended to the A-2(8)Agriculture Zoning District. <br /> 2. A deed restriction shall be placed on the A-2(8) parcel to prohibit residential development. <br />
