The subject property is part of the much larger Statz Brothers' farm operation. The applicant has <br /> adequately documented the farm operation and demonstrated the required "substantial farm income". <br /> OBSERVATIONS: There is an area of—12% slopes located to the west of proposed building site. It appears that the <br /> proposed site will not encroach on the steep slope topography. <br /> TOWN PLAN: The property is located in the town's agricultural preservation area. The town does not have a <br /> standard 1 per 35 density policy, but rather imposes an annual growth limit of 1.2% on new residential development <br /> (i.e., 11 new home sites). This is the first petition for new residential development in Sun Prairie in 2014. <br /> RESOURCE PROTECTION: There are no areas of resource protection corridor located on the property. <br /> STAFF: The proposal appears consistent with town plan policies and chapter 10 requirements. As required under sec. <br /> 10.123(4)(b), staff recommends a sunset provision be included on the CUP that expires the permit upon sale of the <br /> property to an unrelated third party. See attached preliminary CUP. <br /> TOWN: Approved with no conditions. <br /> 2/25 ZLR Action: <br /> Motion by Bollig/ Kolar to approve Conditional Use Permit#2259 with 2 conditions; motion carried, 5-0. YGP: 2-0. <br />
