A 66-foot easement was granted to the westerly lot to allow <br /> access from Sunrise Road. There is an existing single-family residence on the easterly lot and the westerly lot is <br /> vacant. Most of the easterly lot contains Class II soils. No other sensitive environmental features observed. <br /> TOWN PLAN: The property is located in the Town's Agricultural Preservation Area. Housing density rights for the <br /> properties were accounted for under zoning petition #2794. There will be no increase in housing density as part of <br /> this petition. <br /> RESOURCE PROTECTION: The parcel is outside the resource protection areas. <br /> STAFF: The proposal meets the dimensional standards of the zoning district. <br /> TOWN: Approved conditioned upon the building location and driveway being approved by the Town Board. <br /> 2/25 ZLR Action: <br /> Motion by Hendrick/Bollig to recommend approval with condition; motion carried, 5-0.
