After reviewing the attached site plan I <br /> have determined that the intensity of development has triggered the need for a shoreland erosion control permit. <br /> This permit issued by Dane County Land and Water Resources Department will be required prior to the issuance of <br /> a shoreland zoning permit. <br /> This determination has been based on a calculated lot area of 38,023 square feet within 300 ft of an unnamed <br /> intermittent stream. The existing impervious surface area on the property is 0 square feet,the proposed development <br /> will result in 5,669 square feet for a post development total impervious area of 14.9%of the lot within 300 feet of <br /> the OHWM. Any development in this portion of the shoreland district requires a shoreland erosion control permit. <br /> Any future impervious surface added to this lot will likely trigger the need for a mitigation permit including a <br /> vegetative buffer plan at that time. <br /> Prior to issuance of a shoreland zoning permit for the proposed residential development the following conditions <br /> must be satisfied: <br /> 1.
