After reviewing the site plan I have determined that the intensity of development has triggered the need <br /> for a shoreland erosion control permit. This permit, issued by Dane County Land and Water Resources Department, <br /> will be required prior to the issuance of a shoreland zoning permit and zoning permit for this project. <br /> This determination has been based on a calculated lot area of 92,259 square feet within 300 ft of Vermont Creek. <br /> The calculation of proposed impervious surface within 300 feet of the OHWM, 11,922 square feet, will result in an <br /> impervious surface ratio of 12.1%. <br /> A LOMA from FEMA states that the portion of the property above 942 feet above mean sea level is removed from <br /> flood hazard. This building will not be located within the mapped floodplain. <br /> Prior to issuance of a zoning permit for the proposed residential development the following conditions must be <br /> satisfied: <br /> 1.
