The <br /> separations will facilitate the sale of land to Dane County for expansion of Anderson Farm County Park. <br /> Observations: No sensitive environmental features observed on the property. No development is planned. There is an <br /> active quarry approximately 1000 feet to the east of this site. <br /> Town Plan: Property is located in the town's "Rural Preservation II" planning area. The plan allows for the separation of <br /> the existing residences from the farmland. The plan requires a minimum 2-acre residential lot. <br /> Resource Protection Area: No resource protection corridors are located on the property. <br /> Staff Comments: Separation of residences existing prior to 1/1/1995 does not count as a split under the town density <br /> policy. The proposed separation is consistent with town plan policies, and will enable the planned expansion of Anderson <br /> Farm County Park. <br /> Town Action: Pending. <br /> 8/27 ZLR Action: <br /> Motion by Bollig /Matano to postpone until town action is received; motion carried, 5-0. YGP: 1-0. <br /> Town Action:Approved with amendment. The proposed R-1 area changed to RH-1 and the boundary was increased to <br /> 2 acres. See attached map. <br /> 11/12 ZLR Action: <br /> Motion by Bollig /Matano to recommend approval with amendment and with conditions; motion carried, 4-0. YGP: 2-0. <br /> 1. The petition shall be amended to increase the size of the proposed R-1 Residence Zoning District lot to 2 acres. The <br /> zoning shall be amended for this 2-acre site to RH-1 Rural Homes Zoning District. <br /> 2. A deed restriction shall be placed on the RE-1 zoned property to prohibit any type of development until such time as <br /> the deed restriction is amended. <br /> 3. A deed restriction shall be recorded on parcels 0509-242-8570-0, 0509-133-9080-0, and 0509-133-8760-0 to prohibit <br /> further residential development on the remaining A-1 Exclusive property. <br />
