The path is part of the Wolf Run Trail which is part of the Good Neighbor Trail that <br /> is proposed to run from the City of Middleton to Sauk City. This portion of the path connects the Village of Mazomanie <br /> with the Wisconsin Heights High School grounds. <br /> Observations: The land is located along the shores of the Black Earth Creek. Floodplain and wetlands are <br /> associated with the stream. The Land Trust has obtained Shoreland Zoning and Shoreland Erosion Control permits <br /> from Dane County for the installation of the trail. <br /> Town Plan: The property is located in the Agricultural Preservation Area. Housing density will not increase as part of <br /> this petition. <br /> Resource Protection Area: The entire property is located in the resource protection area due to the Black Earth <br /> Creek. <br /> Staff Comments: The proposal meets the dimensional standards of the zoning district; however, a waiver will be <br /> needed from the lot frontage requirement of the land division regulations. <br /> Town Action: Approved with no conditions. <br /> 10/22 ZLR Action: <br /> Motion by Kolar/ Matano to postpone and to schedule the waiver request and zoning petition for the next work <br /> meeting; motion carried, 3-0. YGP: 2-0. <br /> Staff Update: Request waiver has been submitted for review. <br /> 11/12 ZLR Action: <br /> Motion by Matano/ Hendrick to recommend approval with condition; motion carried, 4-0. YGP: 2-0. <br /> 1. A deed restriction shall be placed on the CO-1 lot to prohibit the construction of a residence on the property. <br />
