After reviewing the site plan I have <br /> determined the proposed development will require a shoreland erosion control permit. This permit issued by Dane <br /> County Land and Water Resources will be required prior to the issuance of a shoreland zoning permit. <br /> This determination has been on the removal of the existing detached garage,residence,and gravel parking area on <br /> the lot. The proposed residence,driveway,and deck will consist of 3,356 square feet of impervious surface or a net <br /> reduction of 154 square feet from the impervious surfaces which existed on and before September 1,2015. <br /> Prior to issuance of a shoreland zoning permit for the proposed development the following conditions must be <br /> satisfied: <br /> 1. Obtain an approved shoreland erosion control permit from Dane County Land and Water Resources. <br /> 2. Remit the fee payment of$150.00 for the Shoreland Zoning permit. <br /> Once the above conditions are satisfied your shoreland zoning permit will be issued with the following conditions <br /> and you may proceed to apply for the standard zoning permit: <br /> 1. The area of existing gravel,garage,and any portion of existing house,not proposed as a new impervious <br /> surface,to be removed must be restored to a vegetated state capable of infiltrating water. <br /> 2. No change of grade within 5 feet of either side property line. <br /> 3. Any stormwater discharged from the property within 5 feet of the side property lines must be directed to <br /> remain on site to protect the neighboring properties from negative effects of stormwater discharge. <br /> 4. No portion of the structure or any impervious surface is permitted to incroach into the required 75 foot <br /> setback from the OHWM of Lake Waubesa. <br /> 5.
