The adjacent landowner would like to use the land as part of a mineral extraction site. <br /> OBSERVATIONS: The property lines of this parcel have been adjusted 3 times prior to this request. It originally <br /> was created as a 4.0-acre lot in 1983. The property was expanded to the south in 1984. And then it was further <br /> expanded to the south in 1998 to its current configuration. The property is located in close proximity to existing <br /> mineral extraction sites. The Mandt quarry is located 500 feet to the southwest and the Tierney quarry is located <br /> approximately 1000 feet to the east which is in the Village of Deerfield. Them .ority of the property consists of <br /> steep slope topography ranging from 12% to 20% grade. There is an existin gle-family residence located on <br /> the property. <br /> TOWN PLAN: The property is located in the Agricultural Preserva ionr_` <br /> ea. Housing density will not be increased <br /> as part of this petition. �� <br /> RESOURCE PROTECTION: The Town of Deerfield Plan is ifies sensitive water features and steep slope <br /> topography as part of their resource protection area. Slopes between 15% and 20% grade present challenges for <br /> building site development. Slopes that exceed 20% grade are not recommended for disturbance or development. <br /> STAFF: Removing a portion of the existing certified survey lot will be problematic. The piece of property that will be <br /> removed will need to be contained within another lot of a Certified Survey Map. The current configuration will <br /> create a 1.46-acre remnant parcel without road frontage. The remnant parcel does not conform to the minimum <br /> size requirements of the proposed A-1 Exclusive Agriculture Zoning District. The CSM lot should be reconfigured <br /> to meet the minimum 35-acre size requirement of the zoning district. It is suggested to place a deed notice on the <br /> property that identifies that the parcel is in close proximity to active mineral extraction sites. <br /> TOWN: Pending. <br />
