Consequently, each of these three parcels qualifies as a <br /> building site under s.10.16(3), Dane County Code. The Town of Montrose/Dane County Comprehensive <br /> Plan does not permit the redivision of legal,nonconforming parcels. <br /> Please keep in mind that although the county zoning ordinance does not require it,many financial <br /> institutions will ask that nonconforming parcels be brought into zoning compliance before they will issue <br /> a mortgage. This would require town and county board approval of a rezone petition into an appropriate <br /> zoning district for each parcel. Such rezones are normally fairly routine,but do require public hearings <br /> before the town Land Use Committee and the county Zoning and Land Regulations committee. <br /> I hope this information is helpful.
