In <br /> addition,we advise you to obtain an accountant for questions regarding the tax implications of the closing documents or of the <br /> closing itself.DANE COUNTY TITLE COMPANY's employees may have identified certain documents as presented to me for <br /> signing,and I understand that statements about these documents are not legal advice. <br /> 2.DANE COUNTY TITLE COMPANY may have been requested to prepare a deed and transfer return for your real estate <br /> transaction. The way in which title to property is held has important consequences to the owners(management and control, <br /> creditors,taxes, estate planning, etc.) I understand and acknowledge that DANE COUNTY TITLE COMPANY has <br /> neither acted as my attorney nor provided legal advice regarding the drafting of the deed or the way in which title to the <br /> property is held.You should consult an attorney prior to closing regarding what is the best way for you to hold title to <br /> the property. You must instruct DANE COUNTY TITLE COMPANY as to how you wish to hold title to the property.Also, <br /> if you believe your transaction is exempt from a real estate transfer fee,you must instruct DANE COUNTY TITLE COMPANY <br /> as to which exemption you are claiming.If you or your attorney have not instructed us on how you wish to take title,you <br /> should do so at closing and have the deed modified accordingly. <br /> 3. DANE COUNTY TITLE COMPANY may charge for delivery,wire,recording, and search fees payable to third parties. <br /> These fees may vary for each transaction and DANE COUNTY TITLE COMPANY may receive a portion of such fees for <br /> processing,tracking,and preparation services. <br /> 4.Seller represents to DANE COUNTY TITLE COMPANY and to purchaser that the payoff figures on the closing statement <br /> for any mortgage,line of credit,or home equity loan is/are accurate and that the seller has not and will not take any action <br /> which would increase the indebtedness of such loan(s). <br /> 5. Purchaser acknowledges that DANE COUNTY TITLE COMPANY is not responsible for delivering any disclosure <br /> documents to Purchaser or verifying that any required disclosure documents have been delivered to Purchaser. <br /> 6.The undersigned understand and agree that the closing statements and ancillary document preparation are based upon verbal <br /> or written information obtained from various sources and agree that inadvertent errors or miscalculations contained in the <br /> closing statements and ancillary documents do not release the undersigned from their legal obligations with regard to the <br /> Purchase Agreement for the subject property. The undersigned agree to fully cooperate in correcting any and all errors and/or <br /> omissions in the closing documentation or settlement statements as deemed necessary or desirable to facilitate issuance of the <br /> Title Insurance Policy,or as requested by the Lender involved in the closing of the subject property. <br /> 7.It is further understood and agreed by the undersigned that there may be outstanding utility bills for various services from the <br /> municipality in which the subject property is located, including, but not limited to, water, sewer,tree trimming and snow <br /> removal, which bills may not be reflected by the municipality records prior to the closing of the subject property. The <br /> undersigned agree to resolve these utility bills and to hold DANE COUNTY TITLE COMPANY and its underwriters,officers <br /> and agents/employees harmless thereon. <br /> 8. The undersigned hereby authorize and direct DANE COUNTY t 1TLE COMPANY to disburse all closing funds in <br /> accordance with the settlement statement previously acknowledged by the undersigned and further agree to hold harmless <br /> DANE COUNTY TITLE COMPANY(and its underwriters, officers, agents/employees) for any and all claims, losses or <br /> expenses arising from said disbursement. <br /> 9.The undersigned hereby agree to indemnify DANE COUNTY TITLE COMPANY for all expenses it may incur,including <br /> reasonable attorney fees,by failure of the undersigned to comply or cooperate in the correcting of any closing documents,or <br /> the payment of additional sums which may be due pursuant to the terms of the Purchase Agreement or said closing documents. <br /> 10.
