The property was owned by Carlos Martin and totaled approximately 80 "gross" acres as <br /> of 7/1/79. <br /> Under the town's density policy, there are no "splits" remaining available to your property for additional <br /> nonfarm development. As indicated on the attached report, the town of Dunkirk counts all residences as <br /> a split under the density policy, including your residence on parcel #0511-352-8010-4, and the Dennis <br /> and Katherine Harried residence on parcel #0511-263-9500-7. <br /> In previous discussions, you had indicated an interest in possibly separating your residence onto a <br /> smaller parcel so that you might selling your farmland to a neighboring farmer. I believe this type of <br /> proposal would be supported by the town and county. The town of Dunkirk comprehensive plan allows <br /> for the sale of farmland under the following policy found on page 14 of the plan: <br /> 10. Farmland may be split from the farm residence and buildings provided no further development takes <br /> place on the farmland, but existing farmsteads with agricultural buildings must include sufficient land <br /> to maintain an agricultural or a hobby farm use. This would not be counted as a split. <br /> I hope this information is helpful.
