Rego,part owner of Rego Farm LLC. I live at 1828 County Road <br /> PB in Verona. This letter is in reference to the blanket rezoning of Al (EX) lands to A-3. <br /> I am writing to request that parcels 060835395003 & 060835380610 be rezoned RH-4 <br /> instead of the proposed A-3 for the following 3 reasons: <br /> CONSISTANCEY: <br /> Review of the Dane County Zoning Map shows that the vast majority of adjoining <br /> properties to these two parcels are zoned to one of the Rural Housing zoning categories <br /> with the exception of 3 parcels, one B-1 zoned parcel (Old Duffer's Pub), the next parcel <br /> south which is in the Town of Montrose and one of the parcels on the west side. I would <br /> think logic would indicate that if the vast preponderance of adjoining parcels are Rural <br /> Housing, these 2 parcels should also be Rural Housing to be constant. <br /> COMPLIANCE: <br /> The Town of Verona Comprehensive Plan which has been approved by the Dane <br /> County board as a part of the Dane County Comprehensive Plan shows these parcels are <br /> part of the "Rural Residential" designation,not agriculture. If we are to comply with the <br /> County approved Rural Residential designation, isn't it logical that this land be zoned <br /> Rural Housing? <br /> AGRICULTURAL USE: <br /> If Dane County really wanted us to productively farm this parcel, one would think <br /> that Dane County would support drainage to make the land most productive. We applied <br /> in 2011 to be able to maintain the ditch which had been built prior to my father's purchase <br /> of the farm in 1964 and tile portions of the land to enhance production. This application <br /> was made through the Dane County Farm Service Agency(FSA) and the Natural <br /> . Resources Conservation Service(NCRS). The result was we were given permission to <br /> clean and tile the ditch but not any of the land. This will only let us continue to farm the <br /> land but not as productively as it should be for the quality of the soils involved. It <br /> appears that both FSA and NCRS would like this land to be something other than <br /> agricultural. <br /> Based on these three reasons, I request that these 2 parcels be rezoned RH-4 <br /> instead of A-3. I can provide maps and copies of supporting documents if needed. <br />
