Site Plan Review for Robert Scidmore <br /> 7864 Padley Road <br /> Section 1 , Town of Roxbury <br /> 1 e,! <br /> j L t, w <br /> onlan Rd <br /> j <br /> f' <br /> 'T ti <br /> Mr. Scidmor requests approval to remove a replace an existing residence that is on property that is <br /> currently hol ing the zoning district classification of A-1 Exclusive Agriculture. Pursuant to Dane <br /> County Cod of Ordinance Section 10.123 (2)(b)3, existing residences are permitted to be replaced <br /> subject to T wn and ZLR approval of the site location. <br /> The new residence is proposed to be located approximately 300 feet away from the existing <br /> residence. A site has been selected to remove the house from the productive farmland and to <br /> provide a view shed of Crystal Lake (west). The site is located in an area of 12% slopes. There is an <br /> existing pathway to the site with slopes of less than 12%. <br /> Roxbury Cgmprehensive Plan regarding steep slopes: <br /> Steep Slop-s <br /> The Town is characterized by rolling hills separated by valleys and small plains. Steep wooded slopes provide <br /> wildlife habita enhance scenic beauty, and provide a natural barrier to development.As shown on Map 3, steep <br /> slopes excee.• g a 12 percent grade occur quite frequently. Over one-third of the Town's acreage contains slopes <br /> greater than 1' percent, and about one of every five acres contain slopes greater than 20 percent.These areas are <br /> scattered thro •hout the Town. Slopes of between 12 percent and 20 percent grade present challenges for building <br /> site developm nt. Slopes that exceed a 20 percent grade are not recommended as development sites (see policies <br /> that follow). I isturbing soils and vegetation on steep slopes can result in severe erosion and soil degradation,which <br /> can have an • i pact on nearby water resources, and could result in landslides, causing damage to buildings, roads, <br /> and utilities. <br />
