The land use would include a host of activities which includes a Christmas tree farm, <br /> pumpkin patch, corn maze, children play structures, animal exhibits, and barn rental for <br /> weddings/meetings. There will also be retail sales of farm products as wells as holiday items. See <br /> Letter of Intert. <br /> Observations: Brewery Creek bisects the western corner of the property. There is a small pond <br /> located on the east side of the property. The GIS data-shows an intermittent stream crossing the <br /> property, but there is no actual evidence of a bed/bank. The majority of the activity area consists <br /> of Class II so Is The middle of the property is wooded having slopes greater that 20%. The <br /> nearest residence is approximately 1000 feet away from the activity area. There are residential <br /> houses on 10-acre lots abutting the northeast corner of the property. <br /> Town Plan: The Town Plan designates this area as Agricultural and Rural Lands Preservation <br /> Area. Non-res dential development shall not have negative impact on adjacent property owners. <br /> Resource Protection Area: The Town Plan designates areas adjacent to navigable bodies of <br /> water as resot.rce protection areas. Buffers have been installed along Brewery Creek. <br /> Staff Comments: Staff has prepared suggested conditions to mitigate potential nuisances. <br /> Town Action: Approved with no conditions. <br /> i <br />
