'n size). A parcel status <br /> determination revealed that the property was created prior to town plan adoption on • 980, but without the required <br /> certified survey map approval. The town plan indicates that substandard lots may be us- .t- a building site if sanitary, <br /> town siting standards, and other requirements are met(access, etc.), but does not specify -. •er illegally created <br /> parcels are entitled to be used as a building site. The county farmland preservation plan inc •i'-, a policy generally <br /> prohibiting development on slopes over 20% grade, except in towns that have plan policies alto, • development on <br /> slopes over 20% grade. The town plan does not include such policies. It's unclear if suitable driveway access can be <br /> obtained in accordance with the town's driveway ordinance. If approved, staff recommends that a "no build" area be <br /> delineated on the Certified Survey Map to ensure that any development on the property is located on slopes under <br /> 20% grade. <br /> TOWN: Pending. <br />
