As you may recall, recording a conservation <br /> easement was a requirement of the recent zoning approval for your transfer of development rights proposal to create 4 <br /> clustered lots. <br /> The easement is based on the one used by the county parks department. If you have any concerns with it, please let me <br /> know. You could also work with an attorney to develop a suitable conservation easement document to meet the <br /> requirement. If you're ok using the attached easement, the only thing remaining is a legal description of the property <br /> (tax parcels 0707-262-9560-1;0707-262-8060-8;0707-262-9500-3; and 0707-262-8000-0). Your surveyor should be able <br /> to help out with that by using existing deeds or an "aliquot" parts descriptions. <br /> The other requirement of the zoning approvals was a shared driveway easement agreement. There are a number of <br /> required provisions based on what's in the county subdivision code (see attached ordinance language). I will try to send <br /> you an example of an agreement that was done recently.
