Dane County Planning & Development
•
•
`
Room 116,City County Building,Madison,Wisconsin 53703-3342 Land Division Review
:.4 cctMlO. = _ 606/266-9086
=
August 16,2006
Waddell of Columbus, S.C.
P.O.Box 407
Columbus,Wisconsin 53925
Re: # 061234288506
NW1/4 S34 T6N R12E
Town of Christiana
Dane County
Gentlepeople:
In response to your communication of July 28,2006 (copy attached), a search of the
public record has been completed for the purpose of providing the requested parcel
status determination. It is apparent that the subject.91 acres land parcel, described
in D672/223,Dane County Registry, was properly created as a separate legal entity
prior to the applicable effective date of the Dane County Land Division Regulations,
and prior to the effective date of A-1 Agriculture (Exclusive) Zoning in the Town of
Christiana. Accordingly, this .91 acres parcel can be separately conveyed, at this
time, without a Dane County certified survey map approval, and without a change
in zoning classification, pursuant to S.10.16(3)(a), Dane County Code of Ordinances.
Subsequently,#061234288750 was properly merged with#061234288506 as a
transfer of lands between contiguous ownerships, pursuant to S.236.45(2)(a)3.,
Wisconsin Statutes.
Any division of this merged 1.66 acres land parcel will now require a change in
zoning classification, together with a Dane County certified survey map approval.
The issue of building setback is the responsibility of the Dane County Zoning
Division.
v
Sincerel ,
Norbert Scri ner,Land I ivision ' eview
cc: Jack W.
