These maps give a rough indication of the building <br /> encroachment area and the amount of land necessary to bring the building into <br /> compliance. The maps also depict a 1.5 acre area due south of your son's property to the <br /> tree line. <br /> To summarize our conversation, the suggestion is that the parcel your son would <br /> be deeding to Wolter is approximately 3,300 square feet according to Mr. Lane. The <br /> exact dimensions would be whatever is necessary to comply with county zoning on side <br /> yard and rear yard setbacks for the building that exits. From there we would then draw a <br /> line due south to the tree line as shown on the 1.5 acre parcel. Wolter would be <br /> transferring that property to your son. That is about 65,000 square feet. <br /> I have also expressed to you that there will be a good deal of time and expense for <br /> attorney fees, surveyor fees, the preparation of a Certified Survey Map, and the rezoning <br /> of all parcels to make them compliant with Dane County and the Town of Dunn. All of <br /> that expense and work will be the responsibility of Wolter.
