After reviewing the site plan I have <br /> determined that the intensity of development has triggered the need for a shoreland erosion control permit and <br /> shoreland mitigation permit. These permits, issued by Dane County Land and Water Resources Department will be <br /> required prior to the issuance of a shoreland zoning permit. <br /> This determination has been based on a calculated lot area of 12,621 square feet within 300 ft of an unnamed <br /> stream. The existing impervious surface area on the property is 0 square feet,the proposed development will result <br /> in 2,521 square feet for a post development total impervious area of 19.9%of the lot within 300 feet of the OHWM. <br /> Any development in this portion of the shoreland district requires a shoreland erosion control permit and impervious <br /> surface ratios over 15%require a shoreland mitigation permit. <br /> This lot is not riparian and the vegetative buffer component of the mitigation permit will not be required. <br /> Prior to issuance of a shoreland zoning permit for the proposed residential development the following conditions <br /> must be satisfied: <br /> 1. Obtain a shoreland erosion control permit from Dane County Land and Water Resources Department. <br /> 2.
