STAFF REPORTS FOR BOARD OF ADJUSTMENT HEARING-June 24, 1999 <br /> #3030. Appeal by Jeannie Oliver for a variance from maximum lot coverage,minimum sideyard <br /> and required setback from road as provided by Sections 11.03(1), 10.05(5), 10.16(5)and 10.17(4) <br /> to permit addition/alteration of existing single family residence and accessory building as <br /> constructed at 3147 Sunnyside Street being Lot 8,Lee's Park-Section 18,Town of Pleasant <br /> Springs. <br /> FACTS OF THE CASE <br /> Applicant seeks a variance to exceed the maximum allowable lot coverage of 1,994.9 square feet <br /> (30%)by 133 square feet or 2%.A variance of 20 feet is also required from the road right-of-way <br /> of Sunnyside street and a variance of 1 foot from the required sideyard setback total.The variances <br /> are required as a result of proposed additions to an existing residence and accessory building. The <br /> proposed additions entail installing a foundation and basement under the existing structure and <br /> adding a second story. The condition of this structure and foundation appear to be extremely poor <br /> and staffs position is that the existing residence be raised to allow for new construction in a <br /> conforming location on the lot. <br /> #3031. Appeal by W. B.Von Rutenberg et al. for variances from required lot area and lot width, <br /> minimum sideyard and maximum square footage of accessory buildings as provided by Sections <br /> 11.03(1), 10.05(4), 10.07(7)and 10.04(1)to permit lot division by Certified Survey Map at 4940 <br /> Borchers Beach Road being Lot#1,Borcher's Beach,Lots 15, 16 and 17,Block 3,Morris Park <br /> and adjacent lands in the SE 1/4 NW 1/4 and NE 1/4 SW 1/4 Section 33,Town of Westport. <br /> FACTS OF THE CASE <br /> Applicant seeks a variance to reduce the minimum required lot width of 100 feet to 70 feet(lot 1) <br /> and 95 feet(lot 2)thus requiring variances of 30 feet and 5 feet respectfully.A variance of.4 feet <br /> is also required for the sideyard and the maximum square footage of accessory buildings, 50%of <br /> residence,variance required is 200 square feet(there is no residence).The applicant is combing 4 <br /> lots and a vacated road right-of-way into to 2 lots.An approved certified survey map(CSM)is <br /> necessary to accomplish this however in order for the Dane County Land Division Review Officer <br /> to approve the CSM all variances will have to be approved by the Board.Based upon the existing <br /> configuration and size of the lots the applicants proposal appears to be a positive step forward to <br /> improve what currently exists. <br />
