7--- <br /> off k\o,, Dane County Planning & Development ylt <br /> f((_,-,...1„ y—mil , s <br /> Zoning Division <br /> �„,`li,�c �,# <br /> 5s <br /> Farm Residence in the A-1 EX (Exclusive Agriculture) Zoning District <br /> Substantial Income Farm Plan <br /> Dane County participates in Agricultural Preservation Planning as found under Wisconsin State Statute <br /> 91.51. As part of this, exclusive agricultural zoning districts have been established in a majority of Towns <br /> in Dane County. The intent of this district, the A-1 Exclusive Agriculture Zoning District (A-1ex), is to <br /> preserve productive agricultural land for food and fiber production. This maintains a viable agricultural <br /> base in Dane County to support agricultural processing and service industries. <br /> As part of the preservation, land uses have been limited in this district primarily to agricultural production, <br /> farm homes, and secondary farm residences. Residents of farm homes must derive substantial income <br /> from a farm operation on the property. To determine if a legitimate farm operation exists on the property, <br /> a process and policies have been set to determine if a farm home can be placed in the A-1 Exclusive <br /> Zoning District. , <br /> Prior to the construction of a farm residence, information is required to be submitted and to be approved <br /> by Dane County. This information is known as the "Substantial Farm Income Plan". The following <br /> information shall be submitted for review along with $165 filing fee: <br /> \tii Schedule "F" from the previous 3 years of tax returns for the farm operation. Substantial income <br /> must be derived from the farm operation of at least $865.00 in gross monthly income averaged <br /> over a three (3) year period. Therefore, annual gross farm income of$10,400.00 or$31,200.00 <br /> over a three-year period is required. <br /> NEI Copy of the Farm Conservation Plan as approved by the Land Conservation Division of the Dane <br /> County Land and Water Resources Department. (224-3730). <br /> Written description of farm operation noting production of crops, livestock, or dairy herd. <br /> Site plan showing the location of the existing or future farm residence and outbuildings. Please <br /> note that Zoning Staff may assist you with the site plan preparation. <br /> NI Signed and witnessed "owner certification” for the farm operation. <br /> ❑ Signed and witnessed "document of understand" detailing actions necessary if the farm operation <br /> ceases in the future. <br /> Dane County Planning Division will review the application to see if the development is consistent with the <br /> Town Land Use Plan. In addition, the application will be forwarded onto the respective Town for <br /> approval. Please contact the township for processing. <br /> Once the Town report is received, the application will be approved or denied. The entire process may <br /> take approximately 4 weeks to complete. Please plan accordingly.
