COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> ZONING REVIEW <br /> 19. 7434 Jennifer Haegele,Albion 21 &22 <br /> A-1EX and R-2 to RH-2 <br /> This property is divided by an R-2 zoning district boundary which provides for residential uses in the <br /> Assessor's Plat of the unincorporated Village of Albion. The Easterly portion of Haegele's land in the <br /> R-2 district includes a house and garage--both permitted uses--and a barn,which probably exceeds <br /> the area and height limitations for outbuildings in the R-2 district. The remainder of the parcel <br /> (Westerly portion)is zoned A-1EX, and is vacant. There are actually 3 small parcels here, which <br /> Haegele wishes to combine by CSM, and rezone to permit her to build a horse barn in the area <br /> currently zoned R-2. The RH-2 district does not restrict size or height of outbuildings (except that all <br /> buildings,including the SFR, may not cover more than 10%of the lot), and would allow(1)animal <br /> unit(equal to(1)horse)per full acre,for a maximum of(5)horses. <br /> REGIONAL PLANNING <br /> Petition 7434. This proposed RH-2 rezoning for the purpose of allowing the keeping of horses is <br /> within the Albion Development District(hamlet of Albion). Policies allow for further residential <br /> development. There are single family homes to the east and south which are not allowed any livestock. <br /> The balance of the site is surrounded by farmland. <br /> Any current conflicts can be resolved in the hearing process. If, as the plan indicates,there is intent for <br /> further residential development of this area,the five-acre horse pasture could cause future conflicts. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> Consideration should be given to the provisions for regular animal waste disposal and control of insects <br /> or vermin pests that can be associated with this type of operation. <br /> DANE COUNTY HIGHWAY <br /> None <br /> OTHER <br />
