COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> ZONING REVIEW <br /> 21. 7435 Mitchell Grundahl,York 36 <br /> A-1EX to A-2(1) and RH-2 <br /> Divide a 9.61 acre existing NC'g A-1EX parcel into two lots: <br /> • A 1.91 acre A-2(1)parcel which will be combined with a 7 acre parcel in Dodge County,to create <br /> a SFR building site with access to Broetzman Road in Dane County; and <br /> • A 7.7 acre RH-2 parcel which includes a SFR and farm buildings. <br /> REGIONAL PLANNING <br /> Petition 7435. Pending further comments at the public hearing,this petition appears reasonably <br /> consistent with adopted plan policies. <br /> We note that this is a 9.6-acre parcel and non-conforming or substandard. The relevant policy in the <br /> Town of York is: <br /> "The owner of a parcel or contiguous parcels totalling two to thirty-five acres in size, <br /> inclusive,may create one residential dwelling lot." <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> The existing private sewage system must remain on the same parcel with the building it serves. <br /> DANE COUNTY HIGHWAY <br /> None <br /> OTHER <br />
