Parks believed that his parcel was already zoned <br /> commercial: When the Town of Cottage Grove proposed a blanket rezone in 1985 to bring NC'g parcels <br /> into compliance with a proposed new Town Land Use Plan,Parks requested C-2 zoning for this parcel.He <br /> "assumed that <br /> zoning had changed...since [he] received no more correspondence on the matter."In April <br /> 1998,he received a Violation letter from Dane County Zoning,indicating that this property had <br /> "unlicensed and/or inoperable vehicles." This is a violation in every zoning district. Under the proposed <br /> C-2 zoning,Parks would be able to repair his own and others'vehicles and to store or park only licensed <br /> and operable vehicles out of doors.Parks states that this parcel is`unsuitable for a residence due to not <br /> being able to pass a perk test."There is currently only a 40'x 56' storage building on the property. <br /> REGIONAL PLANNING <br /> Petition 7273. This proposed commercial site is a non-residential building on a lot surrounded by <br /> single family residences. The C-1 parcel to the northwest is specifically limited to min-warehouses. <br /> This area along Vilas Road is designated for Residential Infill,not commercial use. <br /> The plan makes provision for Rural Businesses or Highway Businesses in specific areas.
