COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> ZONING REVIEW <br /> Petition 7274 Steve&Amy Sawatske,Primrose 7-A-1EX to A-2 and A-2(2) <br /> Separate farmhouse and farm buildings,along with 17 acres,from the 192 acre farm. This A-2 parcel <br /> would be sold to an unrelated party. Sawatske's are also rezoning the 2 acres located between Old CTH <br /> JG and"new"CTH JG. It appears that this became an illegal parcel when it was separated from the rest <br /> of the farm by the road change. By rezoning to A-2(2),it will be brought into zoning compliance,but it will <br /> remain part of the farm. (The Sawatske's are also trying to sell the 2 acre piece plus their remaining 173 <br /> acres as Ag land.) <br /> Note:An intermittent stream flows S to N along the W boundary of the A-2 parcel,joining a perpetual <br /> stream flowing W to E through the A-2(2)parcel to meet the West Branch of the Sugar River. There is <br /> some floodplain associated with the perpetual stream. <br /> This parcel may be in the Wellhead Protection area for the Village of Cottage Grove well. <br /> Soils: <br /> Uses. Cropland 16%,Pasture 10%,Woods 58%. Other 16%(house and outbuildings) <br /> REGIONAL PLANNING <br /> Petition 7274. The proposed separation of the farm buildings from the farm(A-2 area south of CTH <br /> JG)appears reasonably consistent. <br /> The two-acre triangular parcel(proposed A-2[2]north of CTH JG)is a remnant parcel left after <br /> reconstruction of the highway. Due to its size,it needs to be zoned something other than A-1 EX <br /> Exclusive. However,the A-2 district permits single family residences,which may be misleading to a <br /> future buyer since the existence of a stream and floodplain running through this parcel make it very <br /> questionable whether any building could be allowed. The buildability and appropriate zoning for this <br /> remnant parcel needs to be resolved. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> Petition 7274. CTH 10"is not a controlled access highway. Any changes to existing accesses or new <br /> accesses requires a permit. Joint use accesses where possible will be required. Access from Old JG instead <br /> of CTH"JO"will be required. <br /> OTHER <br />
