• DANE COUNTY ORDINANCE AMENDMENT NO. 7440 <br /> Amending Section 10.03 relating to Zoning Districts in the Town of Verona. <br /> The Dane County Board of Supervisors does ordain as follows: That the Zoning District <br /> Maps of the Town of Verona be amended to include in the R-4 Residnetial and RH-4 <br /> Rural Homes District's the following described land: <br /> PETITION NUMBER: 7440 <br /> A part of the NE 1/4 of the NE 1/4 of Section 4, Town of Verona, described as follows: <br /> TO R-4: Commencing at the Northeast corner of said Section 4; thence S89°21'13" <br /> West along the Section line 543.00 feet to the point of beginning; thence S89°21'13" <br /> West 123.70 feet; thence S00°08'52" West 220.60 feet; thence N89°21'13" East 123.70 <br /> feet;thence N00°08'52"East 220.60 feet to the point of beginning. <br /> A part of the N 1/2 of the NE 1/4 of Section 4, Town of Verona described as follows: <br /> TO RH-4: Commencing at the Northeast corner of the said Section 4; thence <br /> S89°21'13" West 300.00 feet to the point of beginning; thence S00°08'52" West 180.0 <br /> feet; thence N89°21'13" East 300.0 feet; thence S00°08'52" West 776.90 feet; thence <br /> 369°21'13" West 2598.25 feet; thence N00°18'35" East 366.94 feet along the North- <br /> South quarter line; thence N89°21'13" East 1452.00 feet; thence N00°18'35" East 600.0 <br /> feet; thence N89°21'13" East 476.82 feet; thence S00°08'52" West 220.6 feet; thence <br /> N89°21'13" East 123.70 feet; thence N00°08'52" East 220.60 feet; thence N89°21'13" <br /> East 243.00 feet to the point of beginning. <br /> CONDITIONAL ZONING <br /> Conditional zoning is hereby imposed pursuant to Section 10.255(3Xa)2.(b)of the Dane <br /> County Code of Ordinances. The rezoned area shall be subject to the following conditions. <br /> CERtI I D SURVEY REQUIRED Hi J Lo I 9 <br /> ) <br /> The above listed descriptions is/are intended to describe land for which a certified survey map <br /> will be prepared for approval and recorded. This amendment will become effective, if within <br /> 90 days of its approval by Dane County, a certified survey map that describes the land to be <br /> rezoned is recorded in the office of the Dane County Register of Deeds. Failure to record the <br /> survey will cause the rezone to be null and void. Two copies of the recorded survey shall <br /> be submitted to Dane County Zoning. <br /> DEED RESTRICTION REQUIRED 1^ E_E=3 9 I q 99 <br /> This amendment will be effective,if within 90 days of its adoption by Dane County the owner or I/owners of the <br /> land shall record the following restrictions on said land: <br /> 1.That the RH-4 shall allow for only one single family residence with no further division or residential <br /> development and no additional residential development on the R-4 rezone area. <br /> 2.Accessory buildings to be used only for current uses by owners and tenants;no commercial <br /> a) development. <br /> U Said restriction shall run in favor of Dane County and the pertinent Town Board as well as the owners of <br /> a) land within 300 feet of the site.Failure to record the restrictions will cause the rezone to be null and <br /> L1.1 void. <br /> The Dane County Board of Supervisors does ordain that this amendment,based upon their findings,to be <br /> consistent with the provisions of Wisconsin State Statute 91.77(1)(a),(b),(c). <br />
