COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> ZONING REVIEW <br /> #7275 Thomas Neath et. al. (Dave Jenkins, agent- surveyor),Montrose 25 <br /> A-1EX to A-2 <br /> Existing 71 acre farm is under joint ownership of Thomas&Evelyn Neath,Roger& Sharon <br /> Neath, and Thomas&Jennifer Gillette. The Gillette's own and reside on two contiguous A EX <br /> NC'g parcels totaling 8.72 acres, and located immediately East of the farm(Lot 1, CSM 598 and <br /> Lot 1, CSM 2481)--493 Edgehill Lane. The Roger Neath's own and reside on a 4.01 acre A- <br /> 1EX NC'g parcel(Lot 1, CSM 2635), also located East of the farm--465 Edgehill Lane. There <br /> are outbuildings, but no SFR on the 71 acre farm. The 3 owners wish to split the farm, giving <br /> the northernmost 29.142 acres to the Gillette's(which gives them a total of 37.86 acres); and <br /> giving the `middle' 25.018 acres to the Roger Neath's(which gives them 29.028 acres); and <br /> leaving the remaining southerly 16.453 acres with the farm buildings to the Thomas Neath's as a <br /> site for a new SFR. Only the Thomas Neath parcel requires rezoning: The other two are <br /> considered additions to existing legal NC'g A-1EX parcels. <br /> Note: Possible small isolated area of wetland near CTH D in SW corner of A-2 parcel. <br /> Large map available in file. <br /> REGIONAL PLANNING <br /> Petition 7275. Pending further comments at the public hearing, this petition appears reasonably <br /> consistent with adopted plan policies. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> The existing private sewage system must remain on the same parcel with the dwelling. <br /> DANE COUNTY HIGHWAY <br /> Petition 7275. CTH"D" is not a controlled access highway. Any changes to existing accesses <br /> or new accesses requires a permit. Joint use driveways should be utilized wherever possible. <br /> OTHER <br />
