Erosion control plans and a preliminary soil test for <br /> septic suitability will be necessary to determine the capacity of both RH-3 lots to support <br /> residential development. <br /> The proposed site is part of a continuous expanse of upland forest, and some fragmentation is <br /> likely to occur as a result of development. A detailed site plan that depicts proposed building <br /> sites, driveways and cleared areas would be necessary to determine the impacts on these features. <br /> III. CONCLUSIONS <br /> A. Summary of main issues/findings <br /> Based on currently available information, the steep slopes on the proposed RH-3 lots may make <br /> them unsuitable for residential development. Slopes and soils on the site may make it extremely <br /> difficult to meet the performance standards of the County Erosion Control Ordinance. <br /> B. Recommended conditions of approval <br /> An erosion control plan, a detailed site plan and evidence of soil suitability for septic installation <br /> will be necessary to determine the potential impacts of this project. The applicant is strongly <br /> advised to consult with the County Land Conservation Department about the feasibility of <br /> meeting county erosion control standards. It may also be advisable for the applicant to consider <br /> revising the proposed lot lines to allow for more buildable area and avoid severely erodible soils. <br />
