erosion. Due to the terrain and soils, building, driveway and septic system construction or
installation may prove extremely difficult. Erosion control plans and a preliminary soil test for
septic suitability will be necessary to determine the capacity of both RH-3 lots to support
residential development.
The proposed site is part of a continuous expanse of upland forest, and some fragmentation is
likely to occur as a result of development. A detailed site plan that depicts proposed building
sites, driveways and cleared areas would be necessary to determine the impacts on these features.
III. CONCLUSIONS
A. Summary of main issues/findings
Based on currently available information, the steep slopes on the proposed RH-3 lots may make
them unsuitable for residential development. Slopes and soils on the site may make it extremely
difficult to meet the performance standards of the County Erosion Control Ordinance.
B. Recommended conditions of approval
An erosion control plan, a detailed site plan and evidence of soil suitability for septic installation
will be necessary to determine the potential impacts of this project. The applicant is strongly
advised to consult with the County Land Conservation Department about the feasibility of
meeting county erosion control standards. It may also be advisable for the applicant to consider
revising the proposed lot lines to allow for more buildable area and avoid severely erodible soils.
