The owner also wishes to build a 40' x 60' shop for a furniture-making business, <br /> which requires a CUP for a Limited Family Business. There would be"no employees except the <br /> owner... [and]no retail sales."There will also be an additional 2,400 SF of barn space which"may <br /> take the form of a separate shed or lean-tos off the shop"to house farm machinery,hay, and 2 horses. <br /> The driveway from Danks Road to the house and outbuildings near Badfish Creek would follow the <br /> treeline of a wooded area <br /> Note: Floodplain and Wetlands associated with Badfish Creek skirt the W'ly boundary of the A-2(2)- <br /> zoned area <br /> Soils: 100%Class HE <br /> Uses: 50%Cropland, 50%Woodland <br /> REGIONAL PLANNING <br /> Petition 7424— CUP 1532. This proposed residence and limited family business is in an agricultural <br /> preservation area of the Town of Rutland. The residential portion of this rezone appears reasonably <br /> consistent. The eastern portion of this property is all farmland. The access appears to be along a fence <br /> line using a farm drive. The residential site is in a wooded area near the creek. <br /> The relevant policy for the furniture business is: "To limit any non-agricultural, commercial or <br /> recreation use to small,rural-oriented businesses which provide services needed by town residents." <br /> The applicant states there will be no employees except the owner and no retail sales. With the other <br /> limitations of the limited family business,this appears to be within the policy. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> A manufacturing facility will require an approved private sewage system for disposal of sanitary <br /> wastes.
