COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> ZONING REVIEW <br /> 4. 7419 James North(Kevin North,agent),Albion 34 <br /> A-1EX and R-1 to B-1 and R-2 <br /> This rezone is a re-application of Pet 7268, which was approved by the Town of Albion,ZNR <br /> Committee, County Board and County Executive, subject to a CSM recording no later than <br /> 10/12/1998. No CSM was recorded. <br /> The Town of Albion rezoned 1.2 acres to R-1 under"blanket"Rezone#6070, effective <br /> 11/16/94.However,this resulted in rezoning the bowling alley on this property to R-1 and leaving the <br /> remainder of the parcel with a house and garage in the A-1EX district. To correct this, a CSM will <br /> create a 1.4 acre B-1 Local Business parcel for the Northern Inn Bowl, and a 1.59 acre R-2 parcel for <br /> the house. (The applicant desires R-2 zoning instead of the usual R-1 because he wishes to add a deck <br /> to the rear--West--side of the house and needs a rear yard setback of 35 feet minimum instead of the <br /> 50 feet required in R-1.) <br /> Note: This parcel is within a quarter mile of land annexed to the City of Edgerton in February, 1997. <br /> REGIONAL PLANNING <br /> Petition 7419. This rezoning was previously approved as Petition 7268 (Hearing June 1998). <br /> We note that the bowling alley(proposed B-1)and the lots to the north were included in the Edgerton <br /> Urban Service Area Boundary as part of Revised Resolution RPC No. 827, adopted by the Regional <br /> Planning Commission on January 15, 1998.
