COMPOSITE REPORT - Page 2 , APPLICATION NO. <br /> STAFF COMMENTS <br /> ZONING REVIEW <br /> 3. 7418/CUP 1531 Kenos Joint Sanitary District(Badger Surveying and Mapping Service, <br /> agent) <br /> RAH-1 to R-1 <br /> Bring a non-complying parcel of 1.94 acres which is currently zoned RH-1 (minimum 2 acres)into <br /> compliance. The Kenos Joint Sanitary District administration building is located on this parcel. CUP <br /> 611 for Governmental Use in the RH-1 district was granted for the then-proposed building on <br /> 08/25/1987. It apparently was not known at that time that the parcel was less than 2 net acres. <br /> (Acquisition of right-of-way for USH 51 may have reduced the size of the parcel to less than 2 acres.) <br /> Now the CUP for Governmental Use must be"renewed"because of the proposed change to a new <br /> zoning district. Previous Pet 5065 to rezone this parcel to R-1, and to rezone a 50' strip of land along <br /> the South property line to R-3, was approved by the County subject to recording of a Certified Survey <br /> Map no later than 11/07/1991. No CSM was recorded, and Pet 5065 became void,leaving the non- <br /> complying RH-1 zoning. The current petition is a re-application to correct this failure,but this time <br /> does not include the"R-3 strip,"which will remain non-complying RH-1. The"R-3 strip"was <br /> intended to be sold to an adjoining property owner with R-3 zoning,but this apparently did not take <br /> place. <br /> Note: This parcel is located in the Shoreland District, within 1,000 feet of Lake Kegonsa. <br /> REGIONAL PLANNING <br /> Petition 7418.
