The property is 194 acres in size and no splits have been used after the town plan <br /> adoption in 1981. <br /> B. The residential parcel proposed north of Sherman Drive is wooded. <br /> C. The owner is planning to sell the 60 acres of cropland remaining in Al-EX north of <br /> Sherman Drive. The existing cropland would then belong to two different owners, one <br /> with 60 acres north of Sherman Drive and another with 112 acres to its south. <br /> D. The proposal is consistent with the policies of the town plan referring to agricultural <br /> preservation areas. <br /> III. SUMMARY <br /> A. The petition is consistent with the land use plan. <br />
