COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> ZONING REVIEW <br /> 1. 7415/CUP 1530 Richard Wallen(James Telmer,Tesmer,Inc.,agent),Medina 22 <br /> A-1EX to A-2(1),A-2(2),and A-2(8) <br /> This 19 acre parcel includes 2 houses and a mobile home, all used as SFR's, and a playhouse, shed, <br /> and large horse barn. Wallen's horse boarding stable business uses the barn and acreage surrounding <br /> the houses for pasture. Wallen is asking to divide the land into 3 parcels, each with one house on it: <br /> 1. A 1 acre minimum A-2(1)parcel with a house and the playhouse and shed on it; <br /> 2. A 3+-acre A-2(2)parcel with the mobile home on it; <br /> 3. A 15+-acre A-2(8)parcel with an"A-frame"house and the large stable/barn on it. <br /> Wallen is also asking for a CUP for"horse boarding stables,riding stables,hay and sleigh rides,horse <br /> shows and similar events"and for a CUP for unlimited livestock for parcels 2.)and 3.), above, ONLY, <br /> to bring his current uses of the property into zoning compliance. <br /> Note: Previous Pet 7289/CUP 1512 for rezoning from A-1EX to R-4,A-2(2) and A-2(8)with a CUP <br /> for horse-related uses and unlimited livestock was denied by the Town,ZNR Comm., and County <br /> Board(denial effective 08/20/1998.) <br /> Note: A perennial stream which appears to be an AG drainage ditch flows W to E within 300' of the N <br /> property line of the A-2(8)lot,into Spring Creek, which flows S to N along the E property line of the <br /> A-2(8)lot. Both streams have associated Floodplain and some Wetlands. <br /> REGIONAL PLANNING <br /> Petition 7415 —Cup 1530. This is an existing horse boarding and training facility. The proposed <br /> rezoning is to accommodate the three residences on-site: <br /> 1. A-2(1)parcel has a house on it <br /> 2. A-2(2)parcel has a mobile home on it. <br /> 3. A-2(8)parcel has a house,plus the large stable/barn and paddock areas. <br /> The request is also for"unlimited" livestock. Without the CUP this rezone area would be limited to 19 <br /> animal units.
