COMPOSITE REPORT - Page 2 APPLICATION NO.
STAFF COMMENTS
ZONING REVIEW
35. CUP 1529 Richard Gerke Estate(Transitional Housing,Inc.),Madison 12
Conditional Use Permit for Multi-Family Residential Use in the B-1 District
The home on this parcel is being used as a 3-unit building with(2) 1-bedroom apartments on the first
floor and(1) 1-bedroom apartment on the 2nd floor. Transitional Housing,Inc. (THI),in partnership
with the American Institute of Architects,Madison Chapter,"have identified the property...as...in need
of repair." They plan to acquire the property, renovate the building, and make the resulting 3
apartments available to low-income working families. The property will be owned and managed by
THI. They propose a 3-bedroom unit on the first floor, a 1-bedroom unit on the second floor, and an
efficiency unit in the exposed lower level at the rear.
There is no record of any CUP covering the existing residential use of this property. A CUP to
bring the property into zoning compliance is required before the Zoning Permit to begin renovation
may be obtained. Neighboring property uses along Sherman Avenue in the B-1 District include single
and multiple-family residences(apparently without CUP's)and a day care center. The parcel is less
than 200 feet North of the City of Madison Corporate Limits.
REGIONAL PLANNING
CUP 1529. This is an existing house surrounded by multi-family residential use.
The CUP appears compatible and will facilitate repair of the house.
ENVIRONMENTAL HEALTH (septic, etc.)
None
DANE COUNTY HIGHWAY
None
OTHER
