• <br /> DANE COUNTY PLANNING AND DEVELOPMENT DEPARTMENT <br /> SUPPLEMENTARY STAFF REPORT <br /> Petition 7406: Parisi Public Hearing Date: 11/24/98 <br /> Town of Dunn Date of this report: 12/3/98 <br /> I. COMPLIANCE WITH TOWN DENSITY POLICY <br /> The original density study for this petition noted that Parcel number 274-9760 may have been <br /> created illegally. Further research has shown that this parcel was legally sold to an adjoining <br /> landowner and was not created as a separate building lot. Therefore it should not count acainst <br /> the total number of lots allowed under the town land use plan. <br /> The current petition seeks to create an R-la zoning lot only, not a legal parcel. This one acre lot <br /> will remain in the Parisi's ownership together with the surrounding A-1(ex) zoned land. Since <br /> this action does not increase the total number of building sites, this lot should also not be counted <br /> as a separate lot. Under the Town of Dunn Land Use Plan, there would be one remaining split <br /> on this property after this action. However, staff have informed Mr. Parisi that if this one-acre <br /> R-la lot were ever to be sold to another party, the lot would have to be brought into compliance <br /> with the County Subdivision Ordinance (including public road frontage) and no further land <br /> divisions on the property would be permitted. Conversely, if the remaining split is used <br /> elsewhere on the property, the R-la lot and surrounding A-1(ex) land could only be sold as a <br /> unit. <br /> II. CONCLUSIONS <br /> The petition appears consistent with adopted Town and County plans. Because this action will <br /> not result in a new legal parcel, it should not affect the remaining splits permitted under the <br /> Town of Dunn Land Use Plan. If this petition is approved, the Parisis should have one split <br /> remaining. <br />
